The company, which specialises in boutique hotels and luxury villas, presents its global results and strengthens its position in a context of growing demand for professional management in the hotel sector.
The professionalisation of management has become one of the major challenges for independent hotels in Spain. In a market where around 75% of hotels are independent, Aylanz Hospitality Group has presented the results of its first year as a hotel management company specialising in high-value assets, confirming the viability of a model focused on profitability, professionalisation (procedures & technology) and the creation of sustainable value.
The data was released during a media event held at the Club Financiero Génova, where Sonia Prieto, CEO of Aylanz Hospitality Group, together with José Martínez Mpanga, Executive CEO of Grupo Martínez Abolafio, explained how the company has managed to consistently improve the main operational and financial indicators of the assets under its management, while maintaining the identity of each property.
A favourable market context for professional management
The Spanish hotel sector has already surpassed pre-pandemic levels. In 2025, RevPAR grew by 6.35%, while hotel investment increased by 28% compared to 2024, reaching €4.275 billion, the second-best figure in the historical series. Added to this context is the arrival of 97 million tourists, with spending exceeding €135 billion, consolidating Spain’s position as the European leader.
In this scenario, many independent hotel owners are seeking greater control, efficiency and profitability without joining large chains. ‘Our model responds to that need: professional, flexible management that is closely attuned to the day-to-day running of the asset,’ said Sonia Prieto.
Overall results after the first year of activity
During its first year as a manager, Aylanz has recorded a significant improvement in the main economic and operating indicators of the assets under management. At an aggregate level, the company has achieved 17% growth in ADR and RevPAR, with average occupancy rates above 80% per annum, while increasing GOP by 20% and EBITDA by 21%.
These results have been accompanied by greater operational stability, reflected in a two-point reduction in absenteeism, as well as a sustained improvement in customer experience, with a Global Review Index above 92%.
At the same time, Aylanz has made progress in integrating sustainability into the daily operations of its assets, achieving certifications such as Biosphere Sustainable, TRAVELIFE Sustainability & Tourism, ISO 14001 and ISO 9001. Among the initiatives with a direct impact on efficiency are the investment in photovoltaic energy made in 2025, which will enable an estimated saving of 35% in annual electricity consumption, and the development of a project to optimise waste management and reduce food waste, with a potential saving of 30% per year from 2025–2026.
‘The results are the consequence of rigorous and consistent management, based on operational control, revenue management, leadership/team training and a continuous and transparent relationship with the owner,’ explained Sonia Prieto, CEO of Aylanz Hospitality Group.
Daily management, transparency and efficiency
One of the distinguishing features of the Aylanz model is its focus on the daily management of assets, supported by monitoring and control tools that give owners a clear and continuous overview of financial and operational performance, with regular reports on KPIs and business decisions.
Sustainability, integrated into daily operations, also acts as a lever for efficiency and cost reduction, beyond its reputational value.
Selective growth and boutique approach
After this first year of activity, Aylanz is embarking on a new phase focused on the selective incorporation of new assets, maintaining its boutique approach and agile structure. The company targets independent hotels with repositioning potential and owners seeking comprehensive management without the complexity of day-to-day operations.
